Why real estate lists go bad
- Open house sign-in sheets. Handwritten addresses get misread and mistyped: gmial.com, missing letters, or a made-up address from a visitor who didn't want follow-up.

- Past clients move on. After a move or a job change, people abandon old work and internet-provider addresses.

Why it matters
Gmail, Outlook and Yahoo watch how your emails are received. When a lot of them bounce, they start trusting you less, and that can send even your good emails to spam. If your email platform charges by the number of contacts, dead addresses also cost you money every month.

How to clean your CRM list
- Export your contacts. Most real estate CRMs and email tools let you download your contacts as a CSV file.
- Upload it to Veml. Veml finds the email addresses on its own and shows you the price for your list size.

- Download your clean list. Remove the Invalid ones from your CRM, look over the Risky ones, and send with confidence.

Frequently asked questions
Will Veml email my contacts?
No. Veml checks each address without sending anything to anyone. No email is sent, so your contacts don't receive anything.
Can I check my whole CRM database?
Yes. Export your contacts from your CRM as a CSV file and upload it. Veml finds the email column on its own, checks up to 50,000 addresses at a time, and gives you back your own file with every column (names, phones, tags) plus a Veml Status and Veml Reason for each contact, ready to sort or re-import.
Am I charged for bad addresses?
Yes. You pay for every address after exact duplicates are removed, whatever its result. Finding the bad ones is the job.
Does checking my list mean I can email everyone on it?
No. Checking doesn't replace consent. Follow CAN-SPAM and only email people who expect to hear from you, like past clients and leads who asked for information.
Do I get a receipt?
Yes. Stripe emails you a receipt for every payment, which you can keep for your records.
Is my client list kept private?
Your list is used only to run your check. The addresses that need a mailbox check go to our verification partner for that one purpose. We never sell, share or rent your list.
How much does it cost?
